The notes below outline what is included in your stay and any additional charges.
Notes
Prices include:
- Accommodation for the reserved nights
- A welcome basket with breakfast items and bath/kitchen essentials
- Electricity, water, and gas for cooking and hot water
- Access to the pool
- Bed linens, bath towels (3-piece set per person), and pool towels (1 per person)
- Initial cleaning of the accommodation
- Spoleto City Tax – use of the garden, loungers, and large jacuzzi (one complimentary token included; additional tokens available)
- Complimentary use of the washing machine for stays of 8+ nights
Prices do not include:
- As a self-catering holiday rental, meals are not provided, giving you the freedom to enjoy local cuisine or prepare your own favorite dishes.
- A final cleaning charge: €45 for 1–2 guests, €60 for 3–4 guests, €75 for 5+ guests (Ulysses and Tower House)
- Day trips and private transportation (available upon request)
- Washing machine use for stays under 8 nights
General conditions
To reserve your stay, a 30% deposit is required. The balance of your stay must be paid no later than 10 days before arrival (the first day of your stay).
Modification or Cancellation of the Reservation:
- Your initial 30% deposit is fully refundable when cancellation notice is provided 31 days or more before arrival. With less than 31 days’ notice, the deposit becomes non-refundable.
- Any additional funds paid beyond the deposit are fully refundable when cancellation notice is provided 15 days or more before arrival. If you cancel 14 days or less before arrival, you will receive a 50% refund of the amount paid above the deposit.
- You may inquire about receiving a credit toward a future stay within one year of your original reservation date.
- If the reservation is resold for the same dates, you are eligible to receive a refund of the amount paid above the deposit, minus any administrative costs incurred.
- No refund will be possible in case of early departure.
Additional Information:
- Check-in: from 15:00 to 19:00. Early check-in may be honored upon request and is subject to availability. Late check-ins (after 19:00) are subject to a €25 fee.
- Longer stays: Apartments are available for extended stays at discounted rates. Please inquire at the time of booking.
- Check-out: by 10:00 on the day of departure, unless a later check-out has been requested and approved.
- Non-smoking: The House is entirely non-smoking. Smoking is permitted only in outdoor and common areas.
- Pets: Animals are not admitted.
- Children: Children are welcome. Parents are responsible for ensuring they do not disturb other guests.
- Sanitation: All apartments and houses are thoroughly sanitized at each guest changeover in accordance with current health and safety regulations.
